Florida general warranty deed – is a deed that transfers property from one person to another. The person selling or transferring the property is called the “grantor” and the person buying the property is called the “grantee”.

Florida quit claim deed – is used to transfer ownership of real estate with no guarantee or warranties. This would mean to the buyer (‘Grantee’) that the person selling the property (‘Grantor’) is not guaranteeing that they own the property.

Florida special warranty deed – is a document that can be used to convey real estate in Florida. This type of deed provides a limited guarantee.
